From the original five story building, only the existing façade (New York Landmarks protected) was preserved and restored. Behind it, a larger, LEED certified, six story mixed-use new structure was erected. The retail floors (see here) highlight the Madison Avenue façade while the two floors of corporate offices at 3rd and 4th as well as the apartment spanning the 5th and 6th have been designed to focus on a private back terrace which is highlighted by a glass “pool” that glows blue at night. The “pool” - a flat skylight featuring two hour rated structural glass - provides light to the third floor office below.

The project was managed from design to completion by TDA in association with another architectural office.
